Owners

The questions we are asked.

Answered plainly, including when the answer is “it depends” or “that is not our trade”.

The agreement and the relationship

How long is the commitment?

Twelve months. That is what it takes to go through a full season and judge on figures rather than impressions. The agreement then renews year by year, terminable on three months’ notice.

Is the agreement exclusive?

Yes, for short-term letting. Two operators on the same calendar produce double bookings, inconsistent prices and poor reviews. You remain free, however, to use the property whenever you wish.

Who is my point of contact?

One person, named in the agreement. In the early months of the house, that is the founders themselves. You have their direct line.

How many properties do you manage?

Deliberately few. We are aiming for twenty-five to forty properties within twenty-four months. Beyond that, you can no longer hold an in-person welcome at any hour or a quality check on every turnover — and that is precisely what we sell.

Money

When am I paid?

Before the 10th of the following month, with the detailed statement. Every cost incurred on your property appears line by line, with the receipt available in the portal.

What exactly is the commission based on?

On rental income actually collected, excluding cleaning fees and tourist taxes. We take no commission on the weeks you occupy, nor on deposit refunds.

Who pays costs upfront?

We do, up to the threshold set by your package. Beyond that, a quotation is submitted and nothing is committed without your written agreement — except in an emergency involving personal safety or the integrity of the property.

How is rent transferred if I do not live in Morocco?

Transferring rent to a non-resident owner falls under Moroccan exchange-control rules and requires convertible dirham accounts and retained supporting documents. We work this through with your bank and a chartered accountant before signing, never afterwards.

The property and the guests

How do you avoid parties and damage?

Guests are selected and verified before confirmation, house rules are signed, a deposit is taken, noise sensors sit outside — never a camera inside, which is strictly forbidden — and the stay can be terminated on the spot. We turn down enquiries regularly.

What happens if something is damaged?

The photographic inventory taken at every departure establishes responsibility. The deposit is drawn on, insurance takes over beyond it, and you are told the same day. The deposit is released within seven days when there is nothing to report.

Is my property insured during the let?

We take out dedicated cover for the rental period, alongside your own policy, and we check how the two fit together — in particular the waiver-of-recourse clause. Platform guarantees are never sufficient insurance.

Can I block weeks for myself?

Yes, directly in the portal calendar. We simply flag the opportunity cost when the period is in high demand, so that you decide with the figures in hand.

Regulations

Am I allowed to let my property short-term?

It depends on the property. A riad in the medina, a flat in a co-owned building and a villa on an estate do not fall under the same regime, and some co-ownership rules forbid seasonal letting. We assess each property during the audit and have the point validated locally.

What about police registration?

It is completed for every guest and filed on the day of arrival. The registration form is sent before the guest travels, which avoids chasing a passport at eleven at night.

Do you give tax advice?

No. We are neither lawyers nor accountants. We work with a business lawyer and a chartered accountant based in Marrakech, and we give you a written note validated by them before the agreement is signed.
