Owners

Your property sits empty, or it eats your weekends.

Both situations are expensive. We take on the full short-term rental cycle — marketing, operations, reporting — and you have nothing left to follow. Your property is entrusted to company directors, not to a middleman.

What we take on

Eight areas, no blind spots.

Each area carries a quantified commitment. We publish only thresholds we meet from the very first property.

Bringing it to market

Property audit with costed recommendations, professional photo shoot, listing written and optimised in French and English, platform accounts created and configured, multi-channel publication, house rules and welcome book.

Revenue management

Pricing reviewed daily against season, city events, competition and booking window. Minimum stay rules, targeted promotions, arbitration between channels. Nobody sets a price by hand.

Sales and bookings

Enquiries answered, guests selected and vetted, rental contract, payment, deposit, cancellations and platform disputes handled. We turn down a stay when the plan does not suit the property.

Welcome, day and night

Personal check-in at any hour, tour of the property, keys handed over, assistance throughout the stay, check-out and photographic inventory. A night flight is still a flight we meet.

Cleaning and linen

Professional cleaning before and after each stay, room-by-room checklist, hotel linen and partner laundry fully managed, consumables restocked, mid-stay cleaning optional. The housekeeper signs off every turnover.

Maintenance

Technical cover day and night, a vetted network of plumbers, electricians, pool and air-conditioning technicians and gardeners. Minor repairs included under a threshold, quotation approved beyond. A per-property history, visible in your portal.

Compliance and security

Police registration for every guest, identity verification before arrival, insurance cover during the let, inventory and furniture checks. Crisis management is a written protocol, not improvisation.

Reporting

A portal open at all times: calendar, bookings, revenue, costs, inventory photographs. Detailed monthly statement, rent paid out, annual summary for your accountant.

The Marrakech market

Four kinds of operator, four weaknesses.

Type of operator Its weakness Our answer
The individual manager, the friend on the ground No structure, no insurance, no reporting, unavailable. Registered company, written commitments, owner portal, cover day and night.
Estate agencies that also manage lettings Letting is a side service, with no revenue management. A single trade, dynamic pricing tooled and reviewed weekly.
High-volume concierge companies Standardisation, staff turnover, uneven quality. A deliberately limited portfolio, a dedicated housekeeper, photo quality checks.
International villa rental brands Decisions taken remotely, weak local responsiveness, high commissions. Founders based in Marrakech, decisions taken on the spot.

How it unfolds

From the first meeting to the first night booked.

Thirty days, six dated stages.

J-30 → J-21

An 80-point audit: general condition, equipment, safety, electrical compliance, wifi, bedding, rental potential. You receive a written report with costed recommendations and a revenue estimate.

J-21

The management agreement is signed, documents collected, keys handed over, a joint photographic inventory drawn up.

J-20 → J-10

The questions you are asking

Answered one by one.

I am not in Morocco. How do I know what is happening in my property?

Your portal is open at all times: calendar, bookings, revenue, costs, and the inventory photographs taken at every departure. The monthly statement arrives before the 10th. And you have the founders’ direct line.

I have already been let down by a concierge company.

It is the sentence we hear most often. Our commitments are written, quantified and published on this site. The agreement provides for their breach. We deliberately limit the portfolio so that we remain able to meet them.

What will this actually cost me?

A commission on the rental income collected, excluding cleaning fees, according to the package chosen. No monthly subscription, no hidden fees. Costs incurred for your property appear line by line in the monthly statement.

Can I still use the property myself?

Yes. You block your own weeks in the portal calendar. We simply advise avoiding periods of high demand — Christmas, New Year, Easter — or accepting the cost, which we quantify for you in advance.

What about Moroccan regulations?

We determine the applicable regime property by property during the audit and have it validated locally. Police registration is filed on the day of arrival for every stay. We do not give legal advice: we work with a Marrakech business lawyer and chartered accountant.

How long is the commitment?

Twelve months — long enough to go through a full season and judge on figures rather than impressions. The agreement then renews year by year.
